JEWAR - AGRICULTURE LAND(YAMUNA EXPRESSWAY)

Phase 1 & Phase 2 Land for Noida International Airport has already been acquired. Now Land acquisition is notified in 5 more villages. Also YEIDA has notified for Land acquisition for development of various Residential & Industrial Sectors & Phase 3 & 4 for Jewar Airport in near future.

Yeida paid ₹2,300 per square meter PLUS 7% DEVELOPED LAND to acquire land for Residential, Industrial and Infrastructure development along the 165 km Yamuna Expressway between Greater Noida and Agra. Farmers have expressed unwillingness : “We will not give our land for developmental projects if the authority does not offer us ₹3,100 per square meter.” - to let go of their land at the existing rate to Yeida after the government revised the tariff for the airport project.

● The Uttar Pradesh government hiked the land compensation rate to ₹3,300-3,400 per sqm ( plus 6% Compensated acquired DEVELOPED PLOT ) for the Land coming under AIRPORT Development Area.

● Proper Registered with Mutation & Clean Title, Checked Notified Land ( Available for YEIDA Compensation ) through Proper Search Report & form 41/45 under Land Revenue Rule 93.

NEW NOIDA-AGRICULTURE LAND

Noida Authority approved the New Noida Draft Master Plan 2041 in August 2023. It has acquired about 21,000 hectares of land parcels for the implementation of the plan. The master plan has been designed while focusing on the industrial growth in DNGIR (Dadri-Noida-Ghaziabad Investment Region).

● The Uttar Pradesh government hiked the land compensation rate to ₹ 4200/- per sqm ( plus 6% Compensated acquired DEVELOPED PLOT ) .

● New Noida Master Plan 2041 is being developed in the area between Greater Noida - Yamuna expressway on One side, Bulandshahr & Khurja on the other side ( connecting Jewar International Airport, G.T. Road & Greater Noida.

● They are naming it as : Dadri-Noida-Ghaziabad Investment Region ( DNGIR ), adjacent to CHOLA Railway Hub , near to Delhi-Mumbai Freight Corridor & Dadri Container depot.Land Prices are increasing day by day as Govt. has finalized the 84 Villages Notification List with Budget estimation in FIRST PHASE of Rs.1000 crore of the Total Rs. 8500 crores TOTAL BUDGET to develop.
